This secluded Island is located on the spectacular Sunshine Coast famous for its pristine waters, stunning coastal scenery and abundant wildlife.
Caldwell Island
Located in Agamemnon Channel at the entrance to Jervis Inlet this private Island is approximately 5 acres consisting of two separate Islands at high tide. (1 acre and 4 acres connected by a 6 feet x 60 feet bridge)
The location of this private Island is paramount. Within 40 minutes you can be at every major service. You have all these major amenities and still you are in what I believe is a different world from one we typically are accustomed too. Agamemnon Channel is very well protected from the prevailing winds. Accessing the Island at any time is very safe. You do not need to be an experienced mariner to enjoy Caldwell Island. There are a few Mainland marinas to choose from. The nearest is approximately 5 minutes away in Agamemnon Channel.
The Island has fantastic sun exposure. The foreshore area is a mix of gravel beach’s to low lying solid granite. Overall the Island is very gentle. I approximate the highest point above sea level to be 40 feet.
Licenses
A Domestic Water License providing 500 gallon per day water is in place to provide fresh water. The source is Paulsen Creek on Neighbouring Nelson Island. It feeds a 3,000 gallon collecting pond that flows into a 1,300 gallon storage tank. The system is then connected to Caldwell Island by 1,000 feet of Municipal type and strength water line that is gravity fed. The water line is one complete length with no joins. There is ample water pressure to service the Island and all the improvements. The water Lease is renewable every 3 years.
A License of Occupation is in place covering the foreshore area where the dock is situated.
Dock
The dock is 100 feet in length by 8 feet wide. At the end of the dock there is a 16x16 feet turnaround. The dock is secured by two-2 ton concrete anchors. The anchors are connected to the float by two- 100 foot, 1 ½ inch stainless steal cables and galvanized chain which was installed in 2007.
The Docks location can’t be better. It is extremely protected and is good deep water in all tides. The dock is capable of handling a couple large yachts.
A 40 foot aluminium ramp 5 feet wide connects the dock to a cedar constructed pier platform and the Island.
Boardwalk
A 500 foot long by 6 feet wide boardwalk connects all the structures on the property. The frame work is all pressure treated timbers on concrete. The decking is cedar.
Main Lodge
The main lodge is designed with a Great Room concept with 19 ft. high ceiling and stone fireplace. The fireplace is a Zero clearance, wood burning unit with an electric forced air component. The Great Room consists of an open kitchen, dinning and entertaining area. The upstairs loft is 16x14 and open to the area below. There are two bedrooms that open off the main living area and a full bath and pantry adjacent to the kitchen. The main living area opens through 3 sets of French doors onto a large glass enclosed deck that wraps around two sides of the Lodge. The main lodge sleeps approximately 10 people.
Guest House 1
Located on the 1 acre Island, connected by the 6x60 foot bridge to the main Island. The Guest house is 20x20 +open loft and a ¾ bathroom. This cabin sleeps 4-6 people comfortably. It is an open concept much like the main lodge. This cabin has its own septic system independent of the Main Lodge and Second Guest Home.
Teach generations to come all about the wild pacific as they gain experience in this protected bay to one day become an experienced mariner. The possibilities are endless with owning your own private Island.
Guest House 2
Located near the main lodge this cabin sleeps 4 and has a ¾ bathroom with laundry facility.
Boat House
This is a dry land Boat House / Workshop 20x24 feet. Off the front there is a fantastic deck for entertaining. Below there is a dry-dock that will accommodate approximately a 40-foot boat.
Generator Shed The source of all the power for the Island and the improvements is a 12KW Onan Diesel generator which was installed in 2006. There is only about 150 hours on the diesel generator. As a back up there is a smaller Honda generator. This building has additional storage. When the generator is running it is very quiet and you can’t even hear it unless you are standing beside it.
Improvements
The three residences and Boat House are constructed with cedar siding, metal roofs and double pane windows. There are two independent septic systems. The one system that services the main lodge and Guest house # 2 use an outflow system. The second system has a septic tank and out flow system. |
